Entry Requirements for Nicaragua

This information is posted on the US Department of State Travel Page.

To enter Nicaragua as a tourist, all you need to do is purchase a $5 tourist card upon arrival. Technically your passport also needs to be valid for the length of your stay in Nicaragua, not the six months that it does with most other countries. You also must have proof of travel onward, either back to your country of origin or to another country, and evidence of sufficient funds to support yourself while you are in Nicaragua. The funds aren’t exactly something you can prove at the airport, so they don’t particularly check for it, but you should make sure you have a ticket of travel onward, even if you plan on renewing Read more

Managua – The Place to Live… or Maybe Not

Managua - The Place to Live... or Maybe Not

I was recently discussing Managua with a good friend of mine who, as an American who grew up in Guatemala, and has lived the last several years in Nicaragua, has a pretty balanced outlook on the city. She says, “It’s a great place to visit, but I would NEVER live there.”

“Why?” I ask, expecting her to spout some bit about how she prefers to be in the mountains, or how the beauty she sees in Guatemala will never compete with what Nicaragua, Managua in particular, has to offer.

Her answer: “It is just too hot!”

That got me thinking. For someone who has lived in tropical climates since she was only 4 years old to say that a city Read more

3 Reasons to Consider Relocating to Nicaragua

I’ll be the first to admit that Nicaragua doesn’t have the greatest reputation, but take this Gringo’s word for it, Nicaragua is an excellent place to plant your Latin American roots. Here’s why:

Real Estate is extremely undervalued. Because of Nicaragua’s reputation, real estate prices here are often much cheaper than they are in other Latin American countries.
Infrastructure has improved greatly. The start of the millennium saw a boom in Nicaragua that led to increased foreign investment and infrastructure. Better infrastructure makes for better business opportunities and a higher quality of life.
Tourism has increased. The San Juan del Sur coast line is constantly dotted with cruise ships. In June Nicaragua announced plans to join forces with Guatemala,

Real Estate Investment Opportunities in Nicaragua

Can somebody give Nicaragua a break? This country, known for its political instability and internal conflict is desperately trying to change its image from a war torn nation to an attractive foreign investment opportunity. And in all reality, Nicaragua is the latter rather than the former.

Nicaragua’s real estate market is still in its developing stages, due largely in part to the fact that it is frequently overshadowed by other Central and South American countries. Henkel Smith, the president of Water’s Edge International Realty said, “Because Nicaragua has historically been overlooked by travelers and real estate investors [in comparison] to Costa Rica, Panama, and Mexico, prices have remained extremely affordable.”

Nicaragua is the Place to Escape the United States Recession

As the US economy continues to decline Americans are being forced to change the way they handle their dollars as they slide in value against the British pound and the Euro. As businesses buckle down to face the brunt of a world recession many are left wondering how the US is going to weather the storm and if, when the dark clouds of decline finally rise, the economy will be able to recover.

Many businesses have already taken steps to recession-proof themselves by trying to draw in foreign sales. In recent article from Business Week it was stated that “the strongest U.S. companies may be the ones with the biggest footprint abroad.” By having their fingers in multiple Read more

Getting Your Residency in Nicaragua

If you plan on staying in Nicaragua just a short time, there is no need to think about residency. If you are making a permanent move however, you may want to try and get your residency in order to avoid excesses fees and issues of legality.

There are three possible statuses attainable for those not born in Nicaragua: temporary resident, permanent resident and citizen. A temporary resident gets a cédula, which is the standard Nicaraguan ID card that must be renewed yearly. A permanent resident gets the same cédula, but only has to renew every five years. A citizen receives both a cédula and passport.

The requirements for residency depend on the reason for residency; whether you Read more

When the Sandinista government was still in control the enacted a program called Agrarian Reform, where properties were unjustly taken from their rightful owners and redistributed. Now, the original owners are looking to get their land back, and there are still many unresolved property disputes.

That is why it is best to Read more
